Plans for 13 new homes at former Oak Tree pub site in Grimsby

The former Oak Tree pub site in Grimsby could finally be put to use again four years after the venue's closure - as plans are put forward to build 13 new homes where it once stood.

For the second time since the Oak Tree, in Norwich Avenue, closed its doors for good in January 2013, proposals have been tabled to fill the now vacant pub site with a batch of new properties.

Formerly a pub and previously used as a pool hall, the site has been earmarked for the new housing development by Hull-based construction company, Brick Baron.

The Oak Tree pub was demolished in June this year after standing vacant for four years. Nine of the properties outlined in the application for where it once stood would be houses and four would be bungalows.

A full planning application has been submitted to North East Lincolnshire Council asking for permission to press ahead with the plans, and comes following the expiration of a previous planning application for homes at the site.

Planning was approved in October 2014 to demolish the existing public house and erect nine dwellings with associated access, car parking and landscaping.

Hull-based SKN Developments put forward the plans, but the scheme has never come to fruition and permission to carry out the work has now expired.

That has paved the way for this new application to be put to NELC planning officers, who will now spend time looking over detailed documents outlining the developers' plans for the site.

The proposal is for two-storey dwellings and bungalows, each of which will be of the same overall height and scale as the existing dwellings nearby.

The proposed dwellings are envisaged as a modern interpretation of the style of properties nearby on Chelmsford Avenue and Laceby Road, and will include red brick walls with a sand creased texture and slate coloured roofs.

Each of the semi-detached properties would come with its own garden and parking provision.

Ross Davy Associates have prepared the planning application on behalf of the client, and say that the developers wish to make the earliest possible start on site once a planning decision has been issued.

"It is considered that the proposed development forms a sustainable form of development and should be supported", say Ross Davy.
